What grants are available to landlords?
The EV chargepoint grant provides up to £350 off the cost of buying and installing a chargepoint, and landlords can claim across multiple properties rather than just one — which is what makes it worth engaging with properly if you hold a portfolio. There is a separate infrastructure grant aimed at residential car parks, which contributes toward the cabling and groundworks rather than the chargers themselves; for a block of flats that is often the more valuable of the two, because the supply and containment is where the cost sits. Eligibility rules and caps change, so check the current criteria before committing. Every charger on this page is on the approved list, which is a condition of any claim.
Single properties with their own parking
Where a rental property has its own driveway, it is a straightforward domestic installation. A 7kW smart charger is the right specification. Choose untethered: the tenant supplies their own cable, there is nothing on the wall to be damaged or go missing between tenancies, and it suits whatever car the next tenant drives. Look for chargers with PEN fault protection built in — most modern units have it — because it removes the need for a separate earth rod and keeps the installation quicker and tidier.

Blocks of flats and communal car parks
This is the harder case, and it turns on three questions. First, capacity: one supply serving twenty spaces will not carry twenty chargers at full power, but load management shares what is available dynamically and typically allows several times more charge points than the raw headroom suggests — usually cheaper than a reinforcement from the network operator. Second, billing: if residents are to pay for their own energy rather than the service charge absorbing it, you need MID-certified metering in the charger, which is a purchase decision and cannot be added later — see our guide to MID metering and billing. Third, access: RFID cards from £7 tie each session to a resident, so a charge point in an unsecured car park is not serving the whole street.
Allocated bays or shared chargers?
Allocated is simpler to bill and to police, but it is expensive at scale and leaves chargers idle whenever that resident is away. Shared bays used by whoever needs them serve far more residents per charger, but need RFID and metering to work fairly. For most blocks the pragmatic answer is a small number of shared bays now, with the cable routes and supply capacity planned for allocated provision later — the containment is the expensive part and it is far cheaper laid once.
Mounting in a communal car park
Bays in the middle of a car park have no wall, which is why pedestals are the usual answer on communal schemes — the Evec range runs from £1,120 for a 7.4kW single socket to £1,615 for the 22kW dual. Where you want a specific wall-mounted charger, charging posts from £240 put the unit at the bay, and back-to-back versions carry a charger on each face to serve two adjacent spaces from one excavation. Pre-cast foundations from £275 avoid waiting on concrete. And in a communal car park, specify crash barriers from £155 from the outset: residents reversing into a charge point is not a hypothetical.
What tenants and leaseholders will ask for
Expect requests to be specific: they will want to know whether the charger works with their energy tariff. Chargers that integrate with Octopus Intelligent Go or OVO Charge Anytime let the resident charge at the cheapest overnight rates automatically, which is the difference between an EV being affordable to run and not. Both Ohme models integrate with each, which is a large part of why they are our best sellers. Specifying a tariff-integrated charger costs little more and removes the most common complaint.
